    Pre-Purchase Inspections:

    We understand that buying a home can be a very stressful process so we make sure the building and pest inspection process is easy & hassle free for you. We gain access to the property on your behalf with your real estate agents or a vendor. A thorough inspection is carried out which includes the roof cavity, external & internal walls, the sub floor & all other areas of the building including out buildings, driveways & fencing.

    The report will be issued ASAP to the purchaser and Solicitor.

    Pre-Sale Inspections:

    Stewart Bell offers Pre-Sale Building Inspections of properties. The inspection report is conducted on behalf of the property owner & can be presented to prospective purchasers together with the contract of sale.

    Pre-sale inspections are beneficial to the vendor as in the report the vendor is made aware of any defects that may inhibit the sale of the house. These defects may be rectified before the house goes on the market enabling a maximum price to be obtained from the sale.

    Where the property is a unit/apartment, and an Owners Corporation (Body Corporate) is involved, an extra charge will apply for each Owners Corporation Certificate purchased.
