    We pride ourselves in treating your matter as though it were our own.
    We are a small business conveniently located in Penrith and Orange by appointment. We understand that you lead busy lives and we are available to arrange appointments outside of business hours to suit you. We previously had an office in Epping and for our clients in that area, we are more than happy to provide a mobile service to you.

    At Village Green Conveyancing, we aim to remove any stressful elements from the buying process by delivering our services through years of experience and extensive knowledge of the New South Wales property market.

    Unlike solicitors, licensed conveyancers only practice conveyancing which makes us the conveyancing specialists in the legal field.

    Conveyancing is the legal process of transferring property ownership from one party to another. In New South Wales, conveyancers must be legally qualified, licensed, have a minimum of two years experience in a legal practice and hold professional indemnity insurance.

    Who notifies the authorities that I have purchased a property?

    When your transfer papers are lodged for registration after settlement, the council, electricity company, water and telephone line providers are automatically notified of the new purchase. Other providers, however, will need to be notified.

    What is conveyancing?

    Put simply, conveyancing is the legal process of transferring the title of a property from one person to another.

    What is a disbursement?

    A disbursement is one of the expenses incurred during the process of searching and obtaining a certificate from local government authorities or local councils etc.

    • Attend Settlement - the conveyancer will organise and attend the settlement on your behalf.
    • Submission of Notices of Acquisition.

    • All office costs (postage, faxes, phone calls, photocopying) forming part of the conveyancing work.
    • Obtaining of mortgage “payout figure” from Lender.
    • Booking of settlement with client’s bank or lender.
    • Settlement at our office.
    • Submission of Notices of Disposition.

    Where the property is a unit/apartment, and an Owners Corporation (Body Corporate) is involved, an extra charge will apply for each Owners Corporation Certificate purchased.
